Do you need a property inspection report ?

For a visa application, Home Office/UKBA must be satisfied that the Sponsor can accommodate the Applicant(s). Therefore under current Immigration Rules the Entry Clearance Officer  or Immigration Officer can be satisfied that a property inspection report, which can be obtained from an independent and suitably qualified professionals like us, confirms the intended accommodation:

i) Is not statutorily overcrowded under Part X of the Housing Act 1985 and has sufficient space to accommodate both the current occupiers and any additional people who propose to live there, and;
ii) Has been inspected and risked assessed for Category 1 and 2 Hazards to ensure that the accommodation complies with the Housing Health and Safety Rating System (HHSRS) under the provisions of Part 1 of the Housing Act 2004 (i.e. it will not contravene public health regulations).

Entry Clearance applications but can be used for Family Visitor visas and Dependent Visas.

Under the UK Immigration Rules Visa applicants are required to show that they meet the accommodation requirements primarily under Settlement Visa Rules. It is becoming very common for Visa Officer to refuse a Settlement Visa application due to the lack of a Property Inspection Report without referring to the Sponsor or Visa Applicant for further clarification. In other known cases they can also request that a Property Inspection Report be obtained during the assessment stage of a Settlement Visa pending a final decision. This not only delays the process even further but is stressful for UK Sponsors as they must now look for a suitable Property report provider within a short space of time (normally 1 week). 1. Property Ownership (You and/or your partner own the property):

To conclusively demonstrate ownership, include the following:

Title Deeds: These legal documents provide definitive proof of ownership. Include all relevant pages, clearly displaying the names of the registered owners. You likely have these with your other property documents; if not, you can obtain a copy from HM Land Registry (https://www.gov.uk/get-information-about-property-and-land/copies-of-deeds).
Mortgage Statement (if applicable): If the property is mortgaged, a recent mortgage statement (within the last three months) further strengthens your ownership claim. Alternatively, a letter from your mortgage provider confirming ownership details and explicitly stating that there are no restrictions on the proposed occupancy is acceptable. This letter must be on official letterhead, signed by an authorized representative, dated, and clearly state the names of the mortgage holders and the full property address.
Proof of Address: A recent utility bill (gas, electricity, water, council tax), bank statement, or official government correspondence addressed to you and/or your partner at the property address serves as strong evidence of your connection to the property and confirms it as your primary residence. 2. Rented Accommodation:

This letter must explicitly state that they have no objection to the visa applicant(s) residing at the property. It should be on official letterhead, signed by an authorized representative, dated, include the landlord's full contact details, and clearly state the names of all proposed occupants.
Tenancy Agreement: Include a complete copy of your current, valid tenancy agreement. Ensure all pages are included and that the agreement clearly shows the names of the tenants, the full property address, the length of the tenancy (which should extend beyond the intended arrival date of the visa applicant), and any relevant clauses regarding occupancy, including permitted number of occupants.
Proof of Payment: Provide verifiable evidence of recent rent payments, such as bank statements or official rent receipts, covering at least the last three months. This demonstrates your established occupancy and financial commitment to the property.

It must explicitly state that they are the legal owner(s) and are happy and legally permitted to accommodate you and your partner at their property. The letter should include their full name(s), full property address, contact details, and relationship to you. It should explicitly confirm that there are no restrictions (legal or otherwise) on you and your partner residing at the property.
Proof of Ownership: The property owner(s) must provide evidence of their ownership, such as title deeds or a recent mortgage statement (within the last three months). This is not optional; it is essential to validate their claim of ownership and their right to invite you to reside there.
Proof of their Address: The property owner(s) must provide a recent utility bill, bank statement, or official government correspondence addressed to them at the property address to confirm their residence. This document should be dated within the last three months.
Detailed Occupancy Information: The letter must detail the current occupancy of the property, including the full names, dates of birth, and relationships of all residents. This is essential to demonstrate that accommodating you and your partner will not lead to overcrowding, as defined by the Housing Act 1985.
